Akumal Living

A private world between the reef and the jungle.

Akumal, the “place of the turtles” in Maya, is one of the quietest and most protected stretches of the Riviera Maya, set between Playa del Carmen and Tulum. Akumal Living brings a boutique resort, fifty private villas and a full program of wellness, sport and leisure together behind one gate, on a coast of reef, white sand and freshwater lagoons.

Akumal, the place of the turtles

Fewer keys, more space, and service that knows your name.

Residents and resort guests share the same address: a beach club on the sand, a cenote club on the lagoon, a restaurant and lobby bar, a wellness and longevity center, and courts and greens for play. The resort's team cares for every villa, so owners arrive to a home that is ready, and leave it in good hands.

The plan is deliberately low-rise and low-density, with architecture that opens to the breeze and gives the jungle and the shoreline room to breathe.

Master plan · preliminary

One gate. Fifty villas. A resort at its heart.

A single gated entrance leads to garden villas set among the trees, a resort core with its restaurant, lobby bar and wellness center, and the water's edge: waterfront villas, the beach club on the sand and the cenote club on the lagoon.

Concept aerial rendering: rows of villas with pools in the jungle, a resort building with a rooftop pool, landscaped gardens, a white-sand beach with umbrellas, and waterfront villas around a lagoon

Conceptual rendering for illustration only. Final layout, unit count and density are subject to zoning, environmental (including ZOFEMAT) and municipal approvals.

Development approach

Built in phases, designed to endure.

The plan pairs villa sales with a long-term hospitality asset. Residential sales help fund construction, while the resort, wellness center and clubs become an operating business.

  1. Phase 1

    Infrastructure & first villas

Permits, gated entrance and security, roads, utilities and the first villas.

  2. Phase 2

    Villa sales

Sales of the remaining waterfront and garden villas fund the next stage.

  3. Phase 3

    Resort, wellness & clubs

The resort, restaurant and lobby bar, wellness center, sports, beach and cenote clubs open.

  4. Phase 4

    Operate

Operate the stabilized hospitality business, or bring in an operator partner.

Preliminary phasing, subject to due diligence, approvals and final financing structure.
